What is TPO Roofing?
Thermoplastic Polyolefin (TPO) is a single-ply roofing membrane that has become the dominant choice for commercial flat and low-slope roofs in the United States. TPO is manufactured as a flexible sheet — typically 45, 60, or 80 mils thick — and installed across a roof deck with seams heat-welded together using hot air.
TPO's rise to dominance is the result of several compelling advantages over older systems: it's white (highly reflective), lightweight, durable, and cost-effective. The heat-welded seams create a monolithic waterproof barrier stronger than the membrane itself — meaning seam failures, common in older EPDM systems, are essentially eliminated.
TPO Lifespan
A professionally installed TPO system on a commercial roof typically lasts 20-30 years with proper maintenance. Factors affecting longevity include:
- Membrane thickness (60-mil is standard; 80-mil preferred for hail-prone regions like northern Illinois)
- Quality of installation (proper seam welds and flashing details)
- Roof drainage design
- UV exposure and foot traffic
- Preventive maintenance program
For Illinois properties, we typically recommend 60-mil minimum, and often specify 80-mil given the region's hail history and freeze-thaw stress cycles.
TPO vs. EPDM vs. Modified Bitumen
Each system has strengths for specific applications:
TPO: Best for most commercial applications — energy efficient, superior seam strength, broad manufacturer support. Slightly less cold-weather flexible than EPDM.
EPDM: Excellent cold-weather performance, 30+ year track record, very flexible. Black color absorbs heat (disadvantage in summer). Seams require adhesive — more complex than TPO welding.
Modified Bitumen: Excellent impact resistance, multi-layer system, ideal for high-traffic roofs. Heavier than single-ply. Torch application requires experienced crew.
Cost of TPO Replacement
TPO installation costs vary by project scope, roof complexity, and access. Typical Illinois commercial project ranges:
- Small commercial (under 5,000 sq ft): $7-12 per sq ft
- Mid-size (5,000-25,000 sq ft): $6-10 per sq ft
- Large/industrial (25,000+ sq ft): $5-8 per sq ft
For storm damage projects, these costs are typically covered by insurance minus your deductible.
