Why Commercial Claims are Different from Residential

Commercial property insurance claims involve more complexity than residential: larger dollar amounts, more policy riders and exclusions, business interruption considerations, mortgagee approval requirements, and often multiple parties (property manager, owner, tenant, lender). Understanding this complexity — and having experienced representation — is critical to getting your claim fully approved.

Step 1: Document Everything Immediately

Before any cleanup or temporary repairs: photograph all visible damage comprehensively. Include the roof, exterior, gutters, equipment, and any interior damage from water infiltration. Date-stamp all photos. Do not discard any damaged materials — your adjuster may need to inspect them.

Step 2: Report the Claim Promptly

Call your insurance carrier to report the loss as soon as possible. You need: your policy number, the date of loss, a brief description of damage. The carrier will assign a claim number and schedule an adjuster. Note: you are not required to accept the adjuster's initial assessment as final.

Step 3: Schedule a Professional Inspection

Before your adjuster visit, schedule a professional contractor inspection. This serves two purposes: (1) you understand the true scope of damage before the adjuster arrives, and (2) you have professional documentation to compare against the adjuster's scope. Step 4: The Adjuster Meeting — Don't Go Alone

Request that your contractor attend the adjuster meeting. Adjusters are employed by or contracted with your insurance carrier — their financial interest is to minimize the payout. Step 5: Review the Estimate Carefully

You will receive an Explanation of Benefits (EOB) and estimate from your carrier. Review it against your contractor's scope. Common issues: damage items missed, repair vs. replacement disputes, depreciation being applied incorrectly, and incorrect material quantities. Any discrepancy should be disputed in writing with supporting documentation.

Step 6: Supplemental Claims
